Terms of Service/ Rental Agreement

We’re thrilled to have you as our guest. To provide the best experience for you, please review the following guidelines.

No smoking - The Deacon is a smoke free facility. A smoking cleaning fee of $300 will be assessed in the event smoking does occur in the space.

No pets (unless given prior approval)

No additional overnight guests

All parties/events must be approved by The Deacon team. If guest is not compliant and any complaint is made by a neighbor may result in immediate eviction and/or end to the event and a fine of $1,500 will be charged to the card on file. If the problem persists, the fine could be more.

Furniture is not to be moved unless pre-authorized by The Deacon team.

Sorry, daily housekeeping is not offered.

Please respect the space and leave the unit reasonably clean upon check out. If the unit is left in poor condition, additional cleaning fees of $650 will be charged to the card on file.

Please make sure all trash is brought downstairs and placed in the 3 Philly-Wide black trash cans outside in the alley behind the building. To access, go through the door under the exit sign (code to get back in is 1600) and walk down the stairs until you get to the ground level. Make sure you have your phone as the door locks behind you.

LOCATION

We are located at 1600 Christian Street, 2nd Floor, Philadelphia PA 19146 (Large green doors of Christian Street)

ENTRY

Guests access the building through the main entrance located on Christian Street (large green doors). You will receive an email or text from ButterflyMX. Click on the link to pull up the QR code which will be your virtual key for the extent of your time at The Deacon. To the right of the front door you will see a screen/access panel. Press Virtual Key and/or hold the QR code up to the camera. Please pass this along to anyone who is expected to enter the space.

24 hour parking garage is available at:

Street Parking: 30 minute loading zone on 16th street alongside the building

TV

To operate the TV in the den, use the universal remote which is on the charger. Press the red button while aiming it at the green wall and the projector will turn on. Select Watch or Listen

by pressing the round select button. We have Apple TV, Cable and surround sound Sonos speakers. If you wish to rent movies or TV shows outside of what’s available, please note there will be a charge upon check out. Smart TVs are located in each room and guests are encouraged to use their own accounts to access shows and movies. Cable TV and premium channels are available in the Media Den, Bedroom 1 and Bedroom 4.

AIR CONDITIONING & HEATING

Air conditioning and heating is controlled by a handheld controller mounted on the wall. Simply take the controller and aim it at the unit mounted on the wall and turn it on using the read off/on button. Adjust the temperature to your desired setting using the up or down arrow. Return the controller to the cradle on the wall as this is also used as a thermostat.

*DO NOT CHANGE THE MODE FROM COOL TO HEAT OR VICE VERSA. YOU CAN ADJUST TEMPERATURE OR TURN OFF THE UNIT, BUT BY SWITCHING MODES YOU WILL TURN OFF THE AIR IN YOUR AREA AND SYSTEM WILL NEED TO BE RESET.*

COMMON AREA LIGHTING & FANS

Common area lights and fan switches are located on the right-side wall near the main

doorway. These switches operate the main chandelier, ceiling fans and work/lounge area.

KITCHEN

We have coffee and tea available for your use and a full-service kitchen including stove top, ovens, refrigerator and microwave. We have everything you need to make you feel right at home; including China, flatware, glasses and utensils.

RECYCLING

Recycle items by placing them in the blue bags in the kitchen trash bin. Food and beverage left unattended will attract unwanted creatures. Please treat our kitchen like you would treat your own.

*Please do not tamper with cameras, smoke detectors and common area thermostats.

Feel free to use this iPad during your stay. You may use different apps such as Caviar, Go Puff, and Instacart by signing into your personal account.

SONOS

Our space has SONOS speakers throughout. You DO NOT have to download the app as all speakers are discoverable in your player settings on any smartphone. Use Family Room when you want to play music from the Green speaker in the Kitchen and White Wall speakers in the media room. Use the Entertainment Room when using Apple TV. We love music at The Deacon, nothing sounds better under those vaulted ceilings!

Reservations: Reservations are held with a credit card and charged 100% of the reservation at time of booking. Credit cards are the only accepted form of payment. Guests must be 21 and older.

*Sorry, we do not offer daily housekeeping. Please respect the space and leave the suite reasonably clean upon check out. If the suite is left in poor condition, we will collect additional cleaning fees.

Check Out: Timely checkouts are vital to our small operation. Unauthorized late checkouts incur a $200 violation fee.

Quiet Hours: We ask that all guests be respectful of our quiet hours from 9:00pm – 7:00am. Please be considerate of other guests in suites and our neighbors. Any complaint made by another guest or a

neighbor may result in immediate eviction and a fine of $300 if the problem persists.

Cancellations: 50% of prepayments are refundable when canceled 7 days before arrival or earlier. 0% refundable if canceled after. No exceptions will be made for weather, and there are no refunds for shortened stays or early departures. Because of our size, cancellations affect us significantly. We hope you can understand our strict policy.

Minimum Stay Requirements: We have a 2 night minimum on weekends.

Missing or Damaged Property: Each suite is carefully curated and inspected prior to guest arrival and upon check out. Should the Dye House Team find any items missing and/or damaged in the suite after guest checkout, the cost of repair and/or replacement will be charged to the guest’s credit card on file. Such damage would include the cost of cleaning textiles if the guest smokes in a room, damage to

furniture, rugs, walls, fixtures and bedding; and/or replacing missing items such as towels, furnishings, kitchenware, books, décor, etc.

Security Surveillance: There is 24/7 monitored security surveillance in the common areas and exterior of the property for our guest safety and security.
